Technical Facility Management for an Architectural Icon: Leadec at BMW Welt

Whether it’s an architectural landmark or a high-traffic event location: complex buildings require reliable technical services behind the scenes. At BMW Welt in Munich, Leadec has been delivering exactly that since 2022. With a dedicated team, this service specialist ensures smooth technical operations 24/7.

There's always plenty to do at BMW Welt: Since 2022, a 14-person team has been maintaining around 5,000 systems – 365 days a year. Spread across 10 levels and 1,150 rooms, the site welcomes thousands of visitors daily who come to admire the latest BMW Group models, attend exhibitions and events, pick up their new car, enjoy the culinary offerings, or go about their work.

“We are responsible for ensuring the smooth and efficient operation of the technical systems – an essential foundation for delivering an unforgettable experience to customers and visitors at BMW Welt. Our job is to organize services seamlessly to meet the high operational standards expected by our client,” explains Leadec division manager Thomas Manka.

 

Tailored Services for a Unique Building

At BMW Welt, Leadec maintains a wide range of highly specialized systems. These include an oxygen reduction system (OxyReduct) for the vehicle storage area and the building management system, which processes around 68,000 data points. Heating, cooling, and ventilation are controlled by software and dynamically adjusted based on weather conditions. Elements such as façade vents, ramp heating, and sunshades are integrated into the system. Lighting management covers approximately 13,000 fixtures.

Expertise at Munich’s Automotive Hub

BMW Welt is one of several locations in Munich where Leadec supports the carmaker with technical facility management. Leadec also oversees operations at the BMW Tower, the BMW Museum, and BMW Group Classic. Always working behind the scenes—but in buildings that are open to the public and possess a special kind of visibility.
